I help buyers find the right properties by listening to what they want, giving them information that will help them make the best choice based on many factors that are important to the home buying process. It is not always about price, it is about writing a good clean complete offer with terms that wow the seller. In a competitive market sellers want a buyer that can close with the least amount of issues. Price does become a factor in multiple offers, but the top dollar or all cash offers does not always get the deal, they may look great but it does not mean its a hassle free deal.. Having the buyer write a letter about why they want this home in this area is crucial.
How I help Sellers get their home sold!
I prepare a marketing plan with specific dates, as to what will happen. The first time someone see your home is online. Be prepared with good photographs. Schedule open houses, for other real estate agents and the general public. How to get the best price and net for the seller? Access is critical, the more access you provide to show the property the higher the seller will net. Agents who limit access or hold the property out of the multiple listing service do a disservice to the sellers. Price it right, if too low, you may have multiple offers, but you may never reach true market value, too high, then you will be chasing the market downward. Getting the best price and the smoothest deal requires the seller to participate in the process: Prepare your home for sale, de-clutter, clean & spruce up inside and outside. Sellers need to understand that they are competing with other homes and new homes.
